One leak may come from a single flashing or penetration issue. Leaks that return after repairs—or appear in new locations—can signal aging underlayment, ventilation trouble, or multiple vulnerable areas that deserve a closer inspection.

3. How old is the roof system?

Age is useful context, but it is not a verdict. Installation quality, ventilation, storm exposure, tree cover, and maintenance all affect how a roof performs. Pair the roof’s age with what a qualified inspection shows today.

4. Can replacement materials be matched?

A technically sound repair can still stand out if the existing shingles have faded or the product is no longer available. Ask whether the replacement material can reasonably match the color, profile, and performance of the surrounding roof.

5. What is happening beneath the shingles?

• Soft or damaged roof decking
• Deteriorated flashing around chimneys and walls
• Poor attic ventilation or trapped moisture
• Evidence that water has traveled beyond the visible leak

6. Which option makes sense over the next several years?

Compare the immediate repair cost with the likelihood of additional work, the remaining condition of the roof, and your plans for the home. The lowest price today is not always the lowest total cost—but a full replacement is not automatically the best answer either.
